Historic Commercial Renovation

The Birdcage Lofts is an iconic property along the 6th Avenue corridor that acquired its name from the number of birds that found shelter inside the many open areas. This dilapidated structure had brought blight to the neighborhood and needed a complete restoration to establish a direction that would have a positive impact on the surrounding area. We wanted to keep the spirit and soul intact, and upgrade the aesthetics and functionality to give the property a new life.
The property has 4 spacious units, each with 1 bedroom (loft), 1 bathroom, living area, kitchen, large multi-use studio / work / gallery space, along with a private outdoor space, gated parking area, and street-front with parking – really an amazing property in every aspect.
This is phase 1 of a larger development that includes the redevelopment of the buildings next door to the south. We are planning a mixed-use space that can serve as the new offices of Southwest Urban and flex-space for co-work, art studio/gallery, and small-event space, pop-ups, and all sorts of possibilities.
The 5,211 SF (assessor) of living area is divided between the 4 units, with each being a little different in size but having the same basic layout. The infrastructure is completely new so the units are very comfortable and quiet, with upgrades for new HVAC, electrical, plumbing, roof, windows, doors, and insulation. The exterior has been greatly improved custom metal fencing, security auto-gate, landscaping, and a restyle of the front façade.
Each unit has a cool clean warm industrial vibe with concrete floors, spiral staircases, and high-ceilings. We’ve styled each unit with beautiful furnishings to function as an AirBnB or short-term lease for out-of-town working professionals, but the spaces are so functional we can see many relevant uses.
